Hot water challenge
As part of a competition, tenants were encouraged to reduce their hot water consumption (collaboration with Swiss Life and ETH)
Sustainable construction and eco-friendly property management are not fleeting trends: they are topics that will remain relevant in the long term. The requirements of the various stakeholders, such as investors, politicians and members of society, will continue to increase. Meeting the regulatory requirements, handling data management and the basic implementation of sustainability measures present property owners with new challenges.
We assist you with the sustainable management of the properties you entrust to us and provide services that contribute to the usual ESG criteria (environment, social, governance) in the sector. In this respect, we refine our services on an ongoing basis, modify them in line with needs and offer assistance with implementing innovative sustainability concepts.
The use of solar energy is also becoming increasingly attractive in Switzerland. Installing a photovoltaic system means that your property produces green energy and gains value. Together with our partners, such as EnergiePool Switzerland, we cover the entire implementation process, from planning to realisation. To start with, we carry out a broad-brush analysis to evaluate the property’s suitability and potential for the production of solar energy.
It makes sense to combine photovoltaic systems on rental properties with a private consumption community (ZEV) so that the property’s tenants can draw on the solar energy they produce. We manage the establishment of ZEVs, communication with tenants and contract adjustments, while working with established partners for billing services. In turn, you benefit from the greater attractiveness of your property and an additional return.
We offer a proven, future-proof solution from a single source to get your property (or properties) e-mobility-ready. Our experts draft property-specific concepts with product proposals for wallboxes, as well as installation and expansion strategies. You can be sure that everything is in safe hands, from implementation up to communicating with tenants and organising billing services.
Do you want up-to-date information on the energy and water consumption of your portfolio? We prepare annual evaluations for you, to order, with a professional assessment, listed by property.
Nothing influences the sustainability performance of your property as significantly as its heating system. We check your current source of heat energy and present possible alternatives using renewable energy sources. If desired, we also prepare detailed reports including an analysis of the heating requirements, investment costs and our recommendation.
Together with the LINK Institute, Swiss Life and UBS, Livit has developed a standardised tenant satisfaction survey that contributes to the Tenants & Community pillars of GRESB sustainability performance. The basic solution can be adapted to your individual needs.

The green lease clause is a section in tenancy agreements with recommendations for saving energy and resources in rental properties. It also includes a declaration of consent to the collection of energy data and the sharing of sustainability data. The clause is acknowledged in the GRESB assessment system.
The legislation of energy and sustainability regulations is becoming ever broader and more complex. Our experts advise and support you on the legal requirements and changes, such as the MuKEn (harmonised energy regulations within each canton), the Energy and CO2 Act, and so on.
We have already implemented a variety of projects in the field of sustainability with the following clients.
