If your heating and water consumption is metered, meaning you pay for them depending on how much you use, the ancillary costs of identical flats can differ a lot depending on user behaviour. Please also note that your neighbour may be paying a different amount on account each month, which is why their final ancillary cost balance (debit or credit) may differ.

Your moving-in and moving-out date will always be taken into account in your ancillary cost statement. You will only ever be charged for the actual number of months you rented your property. The relevant billing period will be shown in the header of your ancillary cost statement right next to your property’s ID or name. 

Your bank details are shown on the last page of your ancillary cost statement. Please check them and notify us of any changes using the contact form or by emailing service@livit.ch.

If you have taken out your own TV/Internet contract with a (local) provider, you need to contact Livit Ltd. and ask to cancel your cable TV connection fees and to have the connection sealed off. If you do not specifically ask to cancel this service and if the cable connection is not sealed off, you will be charged a basic connection fee that will be included in your ancillary costs.

Please note that, when you move out, you will be liable for the costs of removing the seal from the cable TV connection again, which will be necessary in order to allow the next tenant to use it.

If your ancillary cost statement shows that you are in credit, the credit amount will be paid out within 14 days of the expiry of the 30-day appeal period. If the account details shown on your ancillary cost statement (bottom of last page) are no longer current, please send us your new account details using the contact form or by emailing service@livit.ch.

The formula for the relative method of rent adjustment is based on a model developed by the Federal Office for Housing. If the reference interest rate drops by a quarter of one percent, this will result in a rent reduction of 2.91%. In addition to the reference interest rate, 40% of the inflation rate (National Consumer Price Index) and cost increases may also be passed on to the rent. This can vary depending on the contract and the individual circumstances.

The reference interest rate is an indicator of mortgage interest rates in Switzerland. It is used as a basis for calculating rents. If the reference interest rate drops, tenants are generally entitled to a rent reduction.

No. Tenants must request the reduction from their landlord in writing. If no request is made, the rent will remain unchanged.

Yes, you can appeal the rent increase to the arbitration authority within 30 days of receiving the letter from your landlord. See the appeal instructions on the rent adjustment form.
