It is generally permitted to smoke inside a property or on the balcony. However, please note that you will be fully liable for any costs incurred, for example for having the property repainted when moving out if you smoked inside it.
Permission to barbecue differs from property to property. Please check your rental agreement or house rules. In most cases, barbecuing is permitted as long as it does not have an impact on your neighbours. Do not create any smoke, odours or noise to the point that it becomes a nuisance for other people.
Please let us know in writing if you no longer need your TV cable connection. In that case, the connection will be sealed off. Please note that, when you move out, you will be liable for the costs of removing the seal from the TV cable connection again, which will be necessary in order to allow the next tenant to use it again.
Every property has a dedicated caretaker who looks after the maintenance of the property’s facilities. Please observe the house rules to help in keeping the property clean and tidy for the benefit of all residents
The floors will be regularly cleaned by the caretaker. Keeping the rest of the laundry room and the machines (washing machine, tumble dryer and dehumidifier) inside it clean is the responsibility of those using it. Tenants are required to leave the room and the machines they have used in a clean state after use. If users fail to do so, we recommend speaking to and reminding them.

You can notify us of any defects in a new-build property in writing within 14 days of moving in. If you discover any other defects or damage after this period has passed, please always report them to us immediately using the contact form or by emailing service@livit.ch and include your address.
Rent reductions granted because of a defect or damage are governed by Swiss tenancy law. Please note that such claims commence from the date the landlord becomes aware of the defect. Hence, please notify us of any defects and damage without delay using the contact form or by emailing service@livit.ch and include your address.
Damage must be reported immediately after being discovered. This applies in particular to damage caused by natural events (e.g. hail, storms), water damage, mould, etc. The best way of submitting the damage report is by using the contact form or by emailing service@livit.ch.
